“Álex, which is better for me: buying a home to renovate or finding a plot and building from scratch?”

There is no universal answer. It depends on your budget, the location you want, the type of home you have in mind and, above all, the real potential of the property or plot.

But there is one rule I always try to convey: before you buy, make sure you fully understand what you are buying.

When can buying a home to renovate be worthwhile?

Buying a home to renovate can be a great option if it is in the right location, has a reasonable structure, good orientation and a layout with genuine potential for transformation.

The problem is that this potential is not always visible during a viewing. Before buying, it is important to check:

• The general condition and structure.
• The existing installations.
• Any signs of damp.
• Insulation and roofing.
• Windows and doors.
• The alterations permitted by the building and planning regulations.

The purchase price is not the final cost of the home.

The real comparison must include the purchase price, the estimated renovation cost and all associated expenses. That total can then be meaningfully compared with the alternative of buying a plot and building a new house.

Building from scratch: more freedom, but more planning too

When we start with a plot, we can design the home around your needs and the characteristics of the land from the outset: orientation, layout, connection with the garden, number of floors, energy efficiency and the ability to adapt in the future.

This freedom is one of the main advantages of a new build. But it does not mean that every plot is suitable. Before buying, you need to study the planning regulations, buildability, setbacks, access and ground conditions.

As with a property to renovate, a thorough preliminary assessment allows you to buy with better information.

Location may determine whether to renovate or build new

Sometimes the location practically makes the decision for you. If you want to live in an established area where plots are scarce, renovating may make much more sense. If you have flexibility and find the right land, building from scratch can give you a home designed entirely around you.

Before deciding, ask yourself what is truly non-negotiable:

• The area.
• The garden.
• Single-storey living.
• A particular floor area.
• Energy efficiency.
• The ability to personalise every space.

A renovation involves uncertainty that must be budgeted for

With a new build, we can define almost everything during the design phase. A renovation works with an existing building and, even after a thorough assessment, the work may reveal old installations, damp, elements in worse condition than expected or construction solutions that require the design to be adapted.

This does not make renovation a bad option. It simply means approaching it with information, professional judgement and a reasonable contingency for unforeseen issues.

So, is it better to renovate or build a new house in Alicante?

I would not choose either option without first reviewing the specific case. I have seen existing homes with spectacular potential after a well-designed renovation, and plots where it was clear from the outset that building was the best decision.
